Short-term rental
Can produce a higher gross-income potential but involves more active operations, variable monthly results, furnishing requirements and property-specific operating constraints.

Long-term rental
Usually involves a simpler operating model and a more stable tenancy, but property layout, storage, parking and the achievable monthly rent remain decisive.

Compare like with like
Revenue must be assessed alongside vacancy assumptions, management, utilities, cleaning, maintenance, replacement and the capital required to prepare the apartment.

Property fit before operating model
Layout, storage, parking, building access, furnishing requirements and management rules can favour one strategy or exclude it. The operating model should therefore be tested before acquisition rather than imposed afterwards.
