Investment property search · Bratislava

We find investment property in Bratislava tailored to your goals.

Based on your budget, investment objective and preferred rental strategy, we search for specific apartments, compare their economics and guide you through the acquisition and preparation of the property.

Based on your goals, not our inventory.

Who this is for

Foreign investors who want a Bratislava apartment they actually own.

Most investors approaching us live outside Slovakia, hold capital they want placed in a tangible EU asset, and cannot spend weeks walking Bratislava buildings themselves. We act as the local, economics-led counterpart to that gap: we search the market on your behalf, test each candidate apartment as an investment rather than a place to live, and coordinate the transaction toward direct ownership in your own name or your own structure.

We are not a co-investment platform and we do not hold any stake in the property. There is no shared vehicle, no pooled fund and no fractional title. What we sell is the search, the analysis and the coordination — the apartment itself belongs entirely to you.

What you receive

Advice for the acquisition decision—not a listing sales pitch.

The apartment is selected for your objective and tested as an investment. You buy it directly and own 100% of the property.

Our fee is 2% of the apartment purchase price. A €1,000 advance is paid at the start of the engagement. It is credited toward the total fee. The remaining balance is paid when the reservation agreement for the selected property is signed. See the acquisition workflow →

How we evaluate a property

An apartment is a spreadsheet before it is a photograph.

We look past the finish and the renders to the figures that determine whether the apartment performs as an investment.

Total invested capital
Purchase price, parking, furnishing and any other confirmed acquisition costs — not the headline price alone.
Realistic rental use
A rental assumption specific to the exact unit, tested against the strategy that actually fits it, not a generic project-wide figure.
Operating costs
Building fees, maintenance, management and eventual replacement costs belong in the analysis from the outset.
Future liquidity
Who is likely to want to buy the property later, considered honestly, without a promise of appreciation.

Location logic

The district name is a starting point, not the answer.

The same street can suit a short-term rental and be weak for a long-term lease, or the reverse, depending on the exact building, floor and layout.

A Sky Park apartment aimed at business travellers and a Ružinov apartment aimed at a resident family are not comparable on a district average — they are compared on the exact unit, the realistic tenant it will attract, and the total capital required to prepare it. Our location overview sets out how five Bratislava areas differ for an investor, and our Sky Park profile shows that logic applied to one specific address.

You want predictable income and limited operational involvement
a long-term residential lease in a broad district is usually the safer starting point
You accept more active management for potentially stronger income
a short-term-suitable unit in a high-demand address like Sky Park deserves closer analysis
You prioritise resale liquidity above current yield
a recognised address and a widely rentable layout matter more than the last percentage point of return

Where our role ends

We coordinate the acquisition. Specialists handle the rest.

Bratislava Invest is not a law firm, a tax adviser, a mortgage broker or a notary. Contract review, tax structuring, financing and notarial acts remain the responsibility of the qualified professionals you or we appoint for the transaction. Our job is to make sure the right property reaches that stage in the first place, and to keep the transaction moving once it does.

Not a listing agency

We do not begin with an apartment we need to sell. The brief defines what should be searched and compared.

Not co-investment

There is no shared 50:50 ownership or investment vehicle. The investor acquires the apartment directly.

Not an income promise

A strategy follows from property-specific assumptions. Historic evidence is presented as evidence, never as a guaranteed result.

Our fee page sets out exactly what the 2% covers and where our scope ends, and our about page explains who is behind the acquisitions we coordinate.
