1. Set the investment objective
Define the capital available, expected holding period, rental strategy to test and the level of operational involvement you want.

2. Build a comparable shortlist
Compare actual apartments by total invested capital, rental suitability, building quality and future liquidity.

3. Review the selected transaction
Legal, tax, notarial and financing requirements depend on the buyer and transaction. Current advice should come from qualified specialists working with the actual documents; we do not publish generic rules as a substitute.

4. Coordinate acquisition
Once the investor approves the property, the transaction, handover and preparation work can be coordinated around a clear scope.

5. Prepare the rental product
Furnishing and operating assumptions belong in the investment calculation before purchase, not as an afterthought.

Our fee
Our fee is 2% of the apartment purchase price. 50% is paid before the property search begins and the remaining 50% after the reservation agreement for the selected property is signed. On a €400,000 purchase price the fee is €8,000: €4,000 before the search and €4,000 after the reservation agreement.
