Cross-border acquisition

Buying property in Slovakia as a foreign investor.

We make the property decision, investment assumptions and acquisition workflow understandable before you commit capital from abroad.

In brief

For a foreign investor, clarity matters as much as access to listings. We organise the search and analysis while current legal, tax, notarial and financing points are confirmed for your specific circumstances and transaction by qualified specialists.

01

A brief that works across borders and time zones

We establish decision criteria, reporting format and responsibilities before presenting properties, reducing unnecessary travel and unfocused viewings for an investor who may only be able to visit Bratislava once or twice.

02

Property-specific analysis, not a sales brochure

Every shortlist explains why the apartment may fit, what can weaken the economics and which points require further verification, so you are not relying on photographs and an asking price alone.

03

Specialist advice where it belongs

Ownership eligibility, tax treatment, contractual terms, notarial steps and financing availability can vary by nationality and circumstance. We coordinate around the transaction but do not replace qualified legal or tax advice on any of these points.

04

A direct-ownership proposition

Bratislava Invest is built around acquiring an apartment that you own directly and completely, subject to the final transaction structure confirmed by your own advisers.

05

Decision-ready reporting

A remote investor needs more than photographs and an asking price. We set out the property logic, total-capital assumptions, rental fit, material risks and open verification points in a comparable format across every apartment on the shortlist.

06

What we help coordinate in practice

Where useful, we can help sequence viewing trips, translated summaries of key documents for your advisers to review, and communication with the seller's side — always alongside, never instead of, your own legal and tax counsel.

Questions we hear often

Frequently asked questions

Do I have to visit Bratislava in person to buy?

It depends on the transaction structure your legal adviser confirms, including any power of attorney arrangements. We design the shortlist and reporting so decisions can largely be made remotely.

Can Bratislava Invest recommend a lawyer or tax adviser?

We can point you toward independent specialists to approach, but the choice of adviser and their advice is between you and them; we are not a substitute for that relationship.

Is the fee different for foreign investors?

No. The fee is 2% of the purchase price for every investor. A €1,000 advance is credited toward that total, and the balance is paid when the reservation agreement is signed.
