Obývacia izba investičného bytu v Sky Parku v Bratislave s výhľadom na mesto

Verified evidence

Completed property investments, presented with their numbers.

We publish only cases supported by verified figures and real property photography.

Why we publish this at all

Foreign investors have no easy way to check whether a claimed Bratislava rental yield is real. Rather than ask you to trust a projection, we publish the actual invested capital and current operating result of properties we have coordinated, dated and attributed to a specific address and rental model.

Two complete English case studies are published using consistent property-level metrics. Eurovea Tower shows an 8.6% p.a. gross rental yield and 10.7% p.a. unrealised annualised appreciation. Sky Park shows an approx. 5.3% p.a. gross rental yield and approx. 1.2% p.a. unrealised annualised appreciation. Financing-sensitive cash-on-cash figures remain in the detailed methodology with their full caveats.

Completed investments

Two separate investments, one calculation methodology.

Each case below is a separate investment by a different investor. Both use the same methodology and the same order of metrics so they can be compared directly.

Service fees

  • Search and purchase: 2% of the purchase price
  • Renovation and furnishing coordination: 15% of the works and furnishing budget
  • Short-term rental management: 20% of gross accommodation revenue

Only the 2% search and purchase fee applies to every acquisition. The 15% renovation and furnishing coordination fee and the 20% short-term rental management fee are charged only if you use that follow-on service.
